Middleburg Heights OK rezoning for Pearl/Sprague senior housing project

HEIGHTS OF MIDDLEBURG, Ohio — municipal Council at its April 26 meeting, approved the rezoning of undeveloped properties on Pearl and Sprague Roads to a senior residence/life care classification, thereby allowing plans for an independent living project for people aged 50 units to continue.

Pete Schwiegeraht of MVAH Partners submitted concept drawings in January for the $13 million project. The 5-acre site, however, has a few issues.

“It’s a difficult site in a floodplain and it will be difficult to develop,” Schwiegeraht acknowledged in January. “We want to preserve a large part of the site and the woods.”

He also said a “100ft undisturbed wooded buffer zone” will protect two nearby homes.

At the April council meeting, Councilor Tim Ali reiterated the need for further analysis on the site.

“I just want to make sure we have a full wetland survey on this property,” Ali said.

The director of the service, Jim Herron, replied that such a study was necessary.

“Like any project, they will need to manage their stormwater on site, and they are also certainly aware that there are floodplain issues,” Herron said.

“You can’t change the floodplain. It would be very difficult to get a spread. They are very aware of it. »

When complete, the development will offer one and two bedroom units, with a full time manager and a full time service technician based in the building.

Schwiegeraht estimated the monthly rent for a one-bedroom unit at $700 to $750 and for a two-bedroom unit at $800 to $850 per month.
